The Florida Real Estate Commission (FREC) requires you complete the 63-hour Florida sales associate pre-licensing course. This course can be taken online or in a classroom.
The FREC will conduct a criminal background check using your fingerprints. Having a criminal history does not immediately disqualify you from licensure. Your application may be reviewed by the FREC.
You must apply for your Florida sales associate license with the Department of Business & Professional Regulation (DBPR).
Once your DBPR application is approved, you may schedule your state exam. You'll receive an email from Pearson VUE with your FLREAPP number. You may schedule your exam before you have completed the course.
The end of course exam consists of 100 multiple choice questions. You must score at least a 70% to pass. Upon passing you will be issued the completion certificate required for your state exam.

The FREC requires a FDLE & FBI background checks be completed for all license applicants. You will be required to have your fingerprints taken as part of the background check process.

You may be able to get a real estate license with a criminal background. The FREC decides on a case-by-case basis what applicants with a criminal background will be approved.
You will be required to submit supporting documentation regarding the charges on your application. A criminal background may cause you application to take up to 90 days to be processed.

A score of 70% or higher is required to pass the end of course exam. This means you must correctly answer at least 70 of the 100 multiple choice questions.
You will have up to three (3) hours to complete the end of course exam. Once you have started the exam, you are unable to restart or pause the exam.
Yes, but only 10. You could miss every single math question and still get a 90%. The math is fairly predictable when you have practiced, so these could also be an easy 10 points to get.
You do not need to schedule the end of course exam. If you are taking a classroom course, the exam will be given on the last day of class. If you are taking the online course, you can start the exam once you have completed all of the units of the course.
If you do not score at least 70% on the end of course exam, FREC rules require that you wait 30 days before you can retake a different version of the exam.
If you do not pass on the second attempt of your exam, FREC rules require that you retake the course again in full.
Under our 1-Year Retake Guarantee, as long as you retake the course within 1-year of the start date of your course, we do not charge any retake fees. Retakes are subject to space availability.

The Florida Real Estate exam is offered daily by appointment only. Schedule early because, it typically takes at least a week, and sometimes as long as a month to get an appointment for the state exam.

Unlike the end of course exam, there is no waiting period to retake the state exam. You can retake the state exam as soon as you can get another appointment.
You will receive a printout of your results at the testing center. This will show you the units where you missed the most questions. Use this as a guide of what areas you need to review before your next exam appointment.
Pearson VUE offers an option to pay to review your most recent exam attempt.
Since the state exam pulls from such a large pool of questions, you are unlikely to see the same questions again. You also are not allowed to take any notes. Therefore, we do not recommend that you pay to review your exam.
The pass rate for first time real estate exam takers throughout the entire state of Florida typically averages 50%.
This test is not designed to test your level of intelligence, but your memory and understanding of the material taught in the course. Wrong answers are designed to sound more correct if you are just going off general knowledge/common sense.
